Do you offer different plans?

Yes we have 3 service plans and a placement only plan.

Where do you advertise?

We advertise online on many websites and use digital flyers, placing a sign and when needed additional creative ways.

Do you screen tenants?

Yes we use the most up to date full detailed online resources to verify tenant info and a rigorous process to vett each.

Do you collect in person?

We sure do. If a tenant hasnt paid they will see one of us right after the first.

Do you mark up invoices?

No. Original invoices are available in the owners portal.

Do you provide monthly docs?

Yes we provide monthly accounting documents and invoices in the owners portal.

Do you inspect the property?

Yes at move in and move out we include full inspections with pictures and detailed notes about condition.

Do you evict tenants?

Yes. If tenants dont pay or break other evictable rules we have attorneys on retainer that serve us.

Are you available 24/7?

Yes, our firm and the team managing your investment are all "on call" 24/7 365 as it is the nature of this industry.

Do you provide leases?

Yes, we provide all documents and handle everything. Our full service plans include everything needed.

Do you have online docs?

Yes we have online documents, pictures, communication portals and keep you updated

When do I get my proceeds

Our goal is by or before the 16th. Typically owners are paid by the 11th.

Do you have good vendors?

Yes we have great vendors who truly provide us with pure magic - they are quick - inexpensive - GOOD

Ask Owner Approval?

Yes we seek owner approval for repairs and any property decisions.

Oversee Upgrades?

Yes we will oversee an upgrade or remodel project and have a program for that. There is a small fee

Do you offer yard service?

Yes it is a part of our Magic Plan.

Require tenant insurance?

Yes we require all tenants to get and keep renters insurance. We offer a solution that makes it easy for them.

Will you deal w/ neighbors?

Yes we love meeting and talking with neighbors - we understand many interactions require dipomacy.

Do you accept checks?

No. Certified funds only and we do accept cash until it is gone forever.

Do you charge me extras?

Never. We only charge for your plan monthly and you will see that reflected within your monthly statements.

Do you video the property?

Yes at move in and move out we complete a video inspection.

How long to rent my prop?

We usually get our properties rented quickly and are agressive about showing - two weeks if priced right.

Find a renter only is Bronze – Vacant or Housesitting is Silver and Full service are GOLD or MAGIC.

Yes multi unit discounts and from time to time we offer specials – RARE 

2 weeks is a pretty safe bet if its priced right – we advertise – show and then screen applicants before deadvertising

Yes its very simple – you sign online and get us a key – thats it. We start winning for you too
