Owner Permission

We seek owner approval on repairs or changes to the property. In writing so we follow up any cal with an email.

Property Upgrades

We have extensive experience in Flips and Rehabs and have vendors that can complete any upgrade at a Good price.

Yard Maintenance

We offer mowing service and inspect lawns both front and back. We remind tenants of spring and fall obligations.

Tenant Insurance

We require all tenants to be insured prior to signing a lease and to maintain insurance throughout the lease.

Neighbor Friendly

We work well with neighbors of all kinds and understand how to navigate those waters.

Certified Funds

We only accept certified funds after which we can direct deposit to you or send you certified funds monthly.

ZERO Junk fees period.

We never charge junk, extra or hidden fees for any reason. You will only pay for the plan you signed up for.

Video Inspections

Video inspections are completed at move in and move out. Addtional inspections available upon request.

We have very low vacancy

We do not charge a management fee while it is vacant. We rent properties quickly and to Good people.
